2020 has been a year full of surprises, and one of the biggest positive surprises has been real estate. Some people might say the activity has been driven by the uncertainty caused by COVID-19. We all know the saying, “location is everything,” and the Carolina coast is a desirable location in general, but Mount Pleasant and the surrounding islands means everything to a lot of people. - North of the IOP connector, identified as North Mount Pleasant, there were 1,301 homes sold. Prices for these single-family home sales ranged from $147,000 to $3.2 million. 1 under $235,000. 93 over $1 million. Median $540,000, or $207 per square foot.
- South of the IOP connector is considered South Mount Pleasant. There were 945 home sales, ranging from $265,000 to $5.5 million. 193 over $1 million. Median $635,000, or $271 per square foot. Only 41 homes below $190 per square foot.
- Sullivan’s Island single-family home sales were 52 homes, from $1 million to $8.2 million. 30 over $2 million. Median $2.4 million, or $827 per square foot.
- Isle of Palms single-family home sales were 161 homes, from $480,000 to $5.2 million. 22 below $700,000. 95 over $1 million. Median $1.24 million, or $478 per square foot.
- Wild Dunes single-family homes sales were 123 homes, from $574,000 to $4.8 million. 15 below $750,000. 70 over $1 million. Median $1.1 million, or $411 per square foot.
- Dewees Island home sales were 5 homes for $400,000, $510,000, $699,000, $805,000 and $2 million.
- Awendaw single-family home sales were 46 homes, from $64,000 to $1.55 million. 2 under $200,000. 7 over $1 million. Median $527,000, or $235 per square foot.
- In North Mount Pleasant, condo sales were 365 condos, from $120,000 to $615,000. 47 under $200,000. 15 over $500,000. Median $319,000, or $175 per square foot.
- In South Mount Pleasant, condo sales included 414 condo homes, from $112,000 to $2 million. 54 below $200,000. 12 over $1 million. Median $250,000, or $208 per square foot.
- Sullivan’s Island condo sales were 4 condo homes. IOP condo sales reached 19 condo homes, from $100,000 to $1 million. 1 below $300,000. Median $340,000, or $673 per square foot. There were also 125 Wild Dunes condos sold, from $317,000 to $1.56 million. 19 over $1 million. Median $623,000, or $480 per square foot.
