Dear Agent: Is there one major caveat that I should be aware of when buying an older home in any location? I ask because I don’t expect a previously-owned home to be perfect or come without certain things that need fixing. But I was wondering if there was perhaps an item that you have run into often enough over the years to flag to potential buyers.
Brigitte McElroy: The biggest caveat in my experience is what you cannot see. There can be hidden items that can be costly to repair and bring to code that may be outdated or deteriorating. Older homes can oftentimes require more frequent upkeep along with less energy efficiency.
BE: Older homes sometimes face stricter financing and insurance requirements. You may see higher premiums due to risks associated with outdated materials or systems.
BE: You may also face historic guidelines as well. This can affect what you are able to do with your property when wanting to expand, alter or even paint your home.
BE: Although there is never the perfect home, you want to be sure you have the right professional inspectors and Realtor on your team to help ensure you are making the right decision for you and your family.
