The Lowcountry housing market is on the way back to prosperity. The years of dismal sales, falling prices and unfortunate foreclosures seem to be subsiding. The market is finally turning itself around, and it’s time to celebrate.
During the weekends of June 15 and June 22, Mount Pleasant Magazine will host the Mount Pleasant Parade of Homes, featuring homes and neighborhoods in Mount Pleasant, Daniel Island, Isle of Palms and Sullivan’s Island. This will be an excellent opportunity for area residents to view firsthand the best that local, national, regional and custom builders have to offer.
“We’re excited to showcase what we’ve been working on with our designs and streetscapes,” said Will Jenkinson, broker-in-charge of the Carolina One New Homes Division. “It’s been great to open up some new communities in the last six months. The Mount Pleasant Parade of Homes is a phenomenal way to show off all of our hard work, especially because the housing market has been dormant the past four to five years.”
Today’s buyers must be smart and aggressive to get the home they want. Builders are rising to the occasion with the new homes, new neighborhoods and communities that are necessary to take care of the incredible influx of new residents to the Carolina coast. And, of course, all of this is music to sellers’ ears.
New census estimates have the population of Charleston, Berkeley and Dorchester counties increasing by 4.9 percent – 32,831 people – from April 2010 to July 2012. The tri-county area is the 12th fastest growing region in the nation, and all these newcomers need a place to call home.
“People know about Charleston, and that is why they are coming here, but recently our buyers have all come from the Mount Pleasant area,” said Miller Harper, project manager for The Tides. “East West Partners is filling a need by selling luxury condominiums to those who either want to be closer in or want the condo lifestyle in Mount Pleasant.”
“It’s sort of the perfect storm for buyers and sellers. Interest rates are low, and prices are still running low from the previous market. Currently, in Mount Pleasant there is less than three months of inventory,” Harper added.
During the Parade of Homes, buyers, realtors, lookers and dreamers will be able to view a wide range of new construction by builders such as D.R. Horton, FrontDoor Communities, Carolina One New Homes Division and East West Partners.
